Austin Multiple Listing Service:
The MLS is a powerful tool; I will enter your listing myself. I will add documents for the agents to view… seller’s disclosure, survey, floor plan, etc. 25 pictures are allowed and I will use as many as possible; buyers may pass over homes with few or none.
I will utilize my office website to get maximum exposure for your home. Many times when searching for
Austin area real estate, my brokerage site often shows up on the first page.
Drive By Technology:
Every home will have a flyer box with a text rider, when they text a code they will get a full property description. I’ll then have an opportunity to reach out to them and talk to them in more depth about the house. I’ll also be able to see if they are truly a qualified buyer for your home!
Virtual Tours and Professional Photos:
I will have a professional virtual tour of your home created. I will email you a link to this tour so you may share with family/friends who may know of someone interested in the property.
As I previously stated, approximately 90% of home buyers (National Association of Realtors (2009), use the internet as an information source. Let’s get your home out there for those 90%! Real estate videos are a great place to start, You Tube has become one of the largest search engines on the internet. Syndicated videos can reach far and wide and have a huge impact on those shopping for homes on the internet before they make their list of what homes they want to see.
Let’s network! What happens when I “tweet” or “post” your home? You and your friends are able to easily share it with your network. In turn you and I can start of chain of retweets and re posts and so on and so on! What better way to get the word out for those that are active in their social media networks!
In addition other realtors can easily see all the features of your home, who knows maybe they had someone that very day say they wanted a house just like yours!
All REALTOR® activity through the blue key box on your door is recorded; I will check the activity weekly (daily in most cases) and ask the showing agent for feedback. I will forward you the feedback; I do not alter the wording from the other agent.
Pre-Qualify Potential Buyers
I believe it is of utmost importance to insure a potential home buyer is pre-approved before a purchase agreement is written on your home.
Technology and Communication
I use email, my cell phone and text throughout the day. My cell phone number is listed in all of my marketing and is usually with me from 9:00am to 7:00pm, 7 days a week. You should be able to reach me right away, at the latest within a few hours. If I am unavailable during the day, I will have my email up at night responding to your questions.
When I am out of town, I have someone who will cover my work for me; negotiations or questions. Most of the time even if I am out of town, I will negotiate my own contracts.
